San Diego Real Estate Photography – It’s All about the Photos

Wow – I’m shocked :) Really? Excerpts from the NAR 2013 Home Features Survey

NAR posted on March the 13th the 2013 Home Features Survey. It’s very interesting and can be downloaded here (PDF, about 2.5 MB Download).  For the San Diego Real Estate Photographer in me I looked up what was interesting about my job. In the end, I realized that one of the most important thing about a listing is it’s Photos. We learn about them in the The 2012 Profile of Home Buyers and Sellers. People want photos. They also want detailed information about the property—all the information they’ll need to imagine themselves living there, to help them decide if the home is right for them. Over 80% of the users considered Photos “Very useful” and another 16% “somewhat useful”. That’s almost 100%, right? I wonder what’s the deal with those around 5% who think Photos not are important. Oh well…

The Self-assignment “Gig”

I was talking a few days back about self-assignments and how those could fit in a Professional Photographer schedule. Monday I had a bit of free time on an awesome day here in the beautiful San Diego. I thought it’s the best opportunity to fill the void with a self-assignment. So, here it comes… Since my young son’s first birthday is approaching quickly and we decided to host the party at a neighborhood park, which park fits the best for the task? And what’s the best way to assess this particular situation other than visiting the place and taking a few shots?

Photography GeoTagging. Geo what? Geo Tagging!

I was working today on a self-assignment and found using geo tagging very valuable at post processing time. My shooting today was spread on 5 locations and being able to select all my shoots by the map makes it a very interesting take. To perform these selections I use the Map Module of the Adobe Lightroom. Makes it a great advantage especially if you are a landscape shooter and want to document certain scenes at different times.

What is Photography Geo Tagging?

A photography is “geo tagged” if the Metadata contains GPS coordinates of the shooting place.

Many camera phones geotagg their images automatically and other advanced Point and Shoot cameras already have the GPS functions embedded. Very useful let’s say for a vacation camera. But what if your camera doesn’t have the GPS functions? Like, many dSLR. Well, your smartphone most likely does. I use a Samsung S3 phone, running android and this free app called Geotag Lite.

How does it work?

Super easy! Once you have the app installed, press “record” to log your geo position at defined times intervals. Afterwards, when you are done with your shooting, you sync the GPS positions logged by the phone with the files from your camera with a provided desktop application. Works on any platform. Was a very efficient way to geotagg my images! I love it!

What makes a good photograph?

Without trying to even pretend of having a complete answer for this question, I’m putting my thoughts down on digital paper (this blog) regarding this issue. Will try to make a point. My point. I also hope this post will not turn into a rant.  I’m sure you might have something to say about this too. Please feel free to comment. So what’s making a photograph stand out?

What’s a “Good Photograph”? Depending who you ask you will get a wide spectrum of answers without a very distinct overall conclusion. I will touch a few elements which I think are important in order to understand the matter better.

Color Matching and Real Estate Photography

8:30am and if I’m not out driving to my assignment already, I’m home having my steel cut oatmeal with raisins. Phone rings from a new number… “This is Michael” I say and I learn about a potential new Real Estate customer with a peculiar question: Can you reproduce the exact colors of paint in your photos?

“Of course” I reply hoping that this is not someone that will use a colorimeter to asses my precision. What exactly happened? The condo in discussion was shot by another photographer previously. However, the owner was very picky… and the real estate agent fired that photographer because the colors were not right in the pictures. I saw the blamed pictures. Yes, they were pretty bad… His loss, my gain… a great customer that gave me more business since. Yey!

In defense of the poor other guy that got fired… the rooms were featured in three different nuances of yellow, and he was using quick HDR shooting… no wonder the results. Real Estate Photography can be tricky. Learn your skills, In problematic color environments always do white/black card check out so you can adjust your white balance in post correctly. You don’t need to buy expensive calibrated XRite cards! You could use something less expensive or even a folded sheet of white paper you stole from your printer will do for 99% of cases  … Oh well…

And I’ll see your true colors, shining through
I see your true colors and that’s why I love you
So don’t be afraid to let them show
Your true colors, true colors, true colors, shining through
